9.3-acre Sooke property hits the market for a head-turning $30 million

A Sooke property near the town’s iconic 17 Mile House Pub has hit the market at a whopping price of $30 million.
The undeveloped 9.3-acre parcel at 3025 Manzer Road, tucked in between Highway 14 and Gillespie Road, is described as an investment opportunity with “seven waterfalls,” a “60 foot swimming hole,” “two dual canyons [sic],” an “ancient 60 foot trout hatchery”, an “old train trestle” and “old growth forest,” along with river and ocean views.
Listing agent Alex Burns says the holding, although lacking ocean frontage, could be turned into a tourist resort with “zip lines,” “raising up walkways [sic]” and the potential for “multiple viewpoints and gazebos.”
At over $3 million per acre, the property is one of the most expensive parcels to ever hit the market in Greater Victoria, particularly outside of the urban core or within a commercial district. According to its listing, the same family has owned the land since 1966.
Sooke’s real-estate offerings are no stranger to prices into the many millions of dollars, however. Currently on the market is a 422-acre development site past French Beach offered for $9.2 million, while a 16,000 square foot mansion along Fishboat Bay Road west of Shirley is priced at $14 million. In Sooke-proper, a 32-acre property on the Whiffin Spit community’s Deerlepe Road is available for $10 million.
But as pricey as $30 million may be, there’s a listed land sale even more expensive on Vancouver Island.
South of Campbell River, the Shelter Point Farm is for sale at $38 million. Spread across 338 oceanfront acres, the farmland has over a mile of walk-on beach access, and approximately 1,000 feet of riverfront exposure. C
