164 rental apartments, convenience store and coffee shop eyed for lot next to Royal Bay Secondary in Colwood

District Investments Group has unveiled a three-building, four, five and six-storey rental proposal for Colwood’s Royal Bay development.
Comprised of 164 residences, the project is eyed for a nearly two-acre lot at 360 Latoria Boulevard and Ryder Hesjadal Way immediately south of Royal Bay Secondary School.

The high-density development will mark the first non-townhome or single-family-dwelling component to move forward at Royal Bay, if approved and built. And as part of its commercial component, District intends to target commercial space in the buildings for use as a coffee shop and a convenience store, delivering the first round of retail operations to Royal Bay.
District’s proposal is currently making its way through the municipal planning process and is expected to receive formal approvals later this year or by early 2020, pending consultation.
The Royal Bay site, centred on Metchosin Road and Latoria Bouleverd, will eventually build out to 2,500-homes in low and high-density formats, and an oceanside mixed-use village along the shores of the Salish Sea east of Metchosin Road.
