An upcoming townhome pre-sale opportunity in Victoria’s Oaklands neighbourhood is making history in the region with a unique mortgage amortization offer targeting first-time homebuyers and families, Citified has learned.
 
Frame Properties is bringing its 15-unit Emerson project (view Emerson's profile, or view Emerson's website) to market – a new-build community planned for 2536-2538 Shelbourne Street near Haultain Street – comprised of two bedroom plus-den and three-bedroom family-oriented townhomes priced from just under $1 million.
 
Frame is providing future home owners with the option of a 35-year mortgage amortization in lieu of a traditional 25-year amortization, along with a mortgage rate freeze that will hedge against potentially rising rates.
 
“We are absolutely thrilled to be working with the Royal Bank to present purchasers with a market-leading 35-year mortgage amortization, and locked-in rates to protect against changing lending market conditions,” said Patrick Conn, one of the managing partners at Frame. “Our commitment with Emerson is to grow Victoria’s supply of family-friendly urban homes, at price points well below the average values of single-family houses in the city, with a mortgage program that will make a meaningful impact on housing affordability.”
  
Emerson’s modern, designer-inspired three-storey interiors from storied architectural firm dHK Architects range from 1,369 square feet to 1,540 square feet, with 13 of the 15 homes also featuring electric vehicle-ready garages. As well, all homes offering ample private patio space.

Notable for their “big open spaces,” Frame’s marketing materials describe the project’s four layouts as “a combination of simplicity and functionality,” with spacious living made bright and airy with large-sized windows that expand on the open-concept flexible rooms, where storage and nooks are plentiful to augment floorplan efficiency.
 
A 1,000 square foot park will serve as a private amenity for residents, thoughtfully designed as a dynamic space amid Garry Oaks with children’s play equipment and seating, that Frame says will foster connection, and provide a serene escape in the city. Common-area secure bicycle storage is also an amenity, allowing residents to safely store bicycles without taking up interior living space.
 
Although finishing details are reserved for the upcoming sales launch, the materials and colour palettes, Conn says, are a luxurious blend of west coast essentials and big-city flair, with longevity and practicality in mind.
 
“Family-oriented homes must be durable, and we’ve curated our top-quality finishing choices with longevity in mind,” Conn said. “Then there are the essentials, like ample storage and multiple uses, to ensure that as a family’s needs change, their spaces can accommodate that change. This includes built-in flexibility to make it easy for a play room to convert into a home office, and large living areas that can function equally as living or family rooms, or fantastic places to entertain.”
 
As to the location, Emerson’s Oaklands setting places it within easy reach by foot or bicycle to a variety of shopping destinations, including a Thrifty Foods grocery store, a Canadian Tire, a Walmart Supercentre with groceries, and a wide assortment of dining establishments. Emerson’s connectivity by bus is excellent, given proximity to multiple routes connecting downtown Victoria, post-secondary institutions, schools and retail centres.
