Victoria-based Pacifica Housing and Vancouver-based TL Housing Solutions are planning to build nearly 150-units of affordable homes on the region’s Westshore, Citified has learned.

Earmarked for Langford in the 600-block of Goldstream Avenue is a 64-unit, four-storey woodframe rental complex at Pacifica’s Oak Park housing community. The affordably-priced homes will include a mix of bachelor, one-bedroom, two-bedroom, three-bedroom and four-bedroom layouts.

To make way for construction, Pacifica will rehouse ten families living at Oak Park’s existing 25-unit multi-building complex. Once the new-build apartment is completed, displaced residents will have the opportunity to relocate back to Oak Park.

In Colwood at the intersection of Sooke Road, Aldeane Avenue and University Drive, Pacifica’s 34-unit Colwood Lakes housing community at 2006 Sooke Road will grow with Helios, a four-storey, 84-unit woodframe complex offering homes with bachelor, one-bedroom, two-bedroom and three-bedroom layouts.

Helios will target median income-earning lone-parent households, two-parent families with children and singles. The project will also accommodate persons with disabilities and seniors.

12 outdated units at Colwood Lakes will be displaced to make way for the Helios development. Rehoused tenants will have the opportunity to move back to the Colwood Lakes community upon completion of the project.

Construction on both Oak Park and Helios could be completed as early as mid-to-late 2018. Rental rates have not yet been established, however.

Additional affordable and subsdized homes are targeted for the coming years alongside the announced projects. Langford is working towards approvals for an eventual 160-units of new housing at the Oak Park community and Colwood Lakes will also accommodate future high density development in addition to the Helios building.

Non-profit Pacifica Housing manages nearly 1,000-units of affordable, subsidized, supported, near-market and market rental housing throughout Greater Victoria, the Cowichan Valley and Nanaimo

TL Housing Solutions, a social housing project manager and contractor associated with Vancouver-based real-estate development firm Townline, has overseen the construction of several affordable housing projects throughout the Capital Region, including Pacifica Housing's recently completed Wilson's Walk development in Vic West. C
