134-units of purpose-built rentals coming soon to downtown Victoria's squeezed housing market

Cox Developments is nearing the completion of its 13-storey, 134-unit purpose-built rental complex at Cook Street and Pandora Avenue in downtown Victoria’s Harris Green district.
Dubbed V1488, the tower’s studio, one-bedroom and two-bedroom apartments with layouts spanning between 440 and 1,000 square feet will be move-in ready by late fall or early winter, according to developer Dan Cox.
“Construction is quickly coming to an end at V1488 and registrants interested in learning more about our rental suites may now register on our website,” Cox said.
V1488’s upper-end finishings will appeal to renters in search of a downtown Victoria condo lifestyle without the commitment of ownership, a trend Cox says is on the rise throughout the Capital Region.
“Those who’ve expressed an early interest in our building are choosing modern purpose-built rentals over condominiums for a more flexible, turn-key lifestyle,” Cox says. “We’ve met with retirees who are excited by the prospect of downtown living, students who want to be close to work and campus, and professionals who are not quite ready to commit to a downtown condominium.”
Monthly rental rates will start at approximately $1,200 with many homes featuring unobstructed ocean, city and downtown views.
Parking will be in the form of an underground parkade with capacity for over 100 vehicles, including visitor parking stalls.
The building’s ground floor component will feature several retail units fronting onto Pandora Avenue and Cook Street.
Although Cox has not revealed the retail tenant make-up just yet, the developer has confirmed multiple parties have expressed interest in V1488’s 6,800 square feet of commercial space.
Cox Developments is a Victoria-based firm currently building the two-tower 989 condominium project along the 900-block of Johnson Street, and next spring plans to launch construction of a 10-storey rental tower along the 1000-block of Johnson Street. C
