A Saanich condominium pre-sale is nearing the launch of its second home release following a highly successful market debut last fall, Citified has learned.
 
Victoria-based Abstract Developments plans to unveil a collection of one, two and two-bedroom plus den residences this Saturday for Cadence, the builder’s latest homeownership opportunity coming soon to Quadra Street at Palmer Road, as demand for urban high density homes spools up for the new year.
 
“Cadence offers a well curated mix of 77 condominium suites that span from one-bedroom layouts priced from the low $500,000s, to two-bedroom homes available from the high $500,000s,” says Tavish Rai, Abstract Developments’ Executive Vice-President, adding that “the project’s first sales campaign was well received by a mix of first-time purchasers, downsizers, and local investors.”
 
With market-leading interiors by Sandy Nygaard and Laura Melling Studio, Cadence’s nature-inspired designs feature a choice between ‘light’ and ‘medium’ palettes that accentuate the grain wood cabinetry, quartz countertops and desirable wide plank oak tone flooring atop sound-reducing underlay.
 
Professionally curated interior designs blend natural oak tones with off-white quartz stone and tile accents in a ‘light’ motif. ‘Medium’ tones offer dark oak and light charcoal hues.
 
Kitchens feature integrated appliance packages with full-height pantries that create functional gourmet focal points in every home, while ample storage space is provided in each layout to take advantage of practical efficiencies.

Expansive windows complement every home’s nine-foot over-height ceilings to create airy, welcoming rooms, and each residence includes a spacious exterior patio for residents to take full advantage of Victoria’s mild year-round climate.
 
The building’s amenities start with the Commons at Cadence, an indoor and outdoor private area for residents comprised of a lounge for socializing, co-working pods, a kitchenette with a pre-wired audio/visual system, and pathways throughout an expansive landscaped garden that includes quiet seating areas and even a shared fire bowl.
 
“Cadence was inspired by the urban canopy of Saanich’s Upper Quadra neighbourhood, known for its lush trees, its beautiful gardens and plentiful parkland,” Rai says. “In designing the project, our goal was to marry the natural ambiance of the neighbourhood with our colour palettes and finishing choices, and to create Cadence Commons as a comprehensive amenity package befitting the neighbourhood, and the lifestyles of Cadence’s homeowners.”
 
Parking will be in the form of an underground parkade with capacity for 76 vehicles, and residents will have access to secure bicycle parking, a bicycle maintenance workshop area, and a cargo bicycle bike-share program.
 
Situated along a high-frequency transit network, Cadence residents will have access to public transit connections and destinations that include downtown Victoria, the McKenzie Avenue corridor feeding into UVic and CFB Esquimalt, and many shopping nodes to accommodate car-lite transportation choices for each household.
 
Abstract Developments anticipates a construction start later this year, with completion in 2024.
