Langford's Belmont Residences East condominium gets underway as pre-sales surge past 50%

Construction of a new condominium in Langford's core is officially underway as sales of the 85-suite offering push beyond 50% sold-out status.
 
Belmont Residences East – the second phase of condominiums at the burgeoning #MyBelmont Master Plan Community in Langford’s epicenter – is earmarked for completion in 2022 and rises as the fourth residential building adjacent to Belmont Market, a new retail effort anchored by Thrifty Foods on former Belmont Secondary School lands.
 
At a height of five-storeys, Belmont Residences East (at 940 Reunion Avenue) features a variety of floorplans in one-bedroom, two-bedroom and one and two-bedroom flex layouts spanning from 648 to 1,191 square feet, with parking included.
 
The project’s remarkable pace of sales has established #MyBelmont’s upcoming condominium as a must-see new-build on the West Shore, thanks largely to efforts by its presentation centre team that merged unique purchaser engagement and marketing pursuits with COVID-19’s social distancing measures.
 
“We certainly learned a lot when restrictions were put in place as it forced us to think outside of the box and explore new marketing efforts that hadn’t been initiated by us before, such as live Instagram and Facebook events, engaging consumer contests, and hosting live Zoom games, to name a few,” said Peter Gaby, the Director of Sales at Belmont Residences East.
 
“And when the restrictions were lifted during the summer our sales accelerated dramatically to such a point that it allowed the anticipated construction start date to commence earlier than anticipated.”
 
Gaby’s team and developer Ledcor Property Investments have positioned a majority of Belmont Residences East’s homes at price points below $499,000, while some 40% of suites were priced below $399,000 in the run-up to a Grand Opening event that took place in September.
 
Since then, the pace of purchases has been steady as homebuyers grew accustomed to new normals placing emphasis on individualized services and private showings.
 
“Even though we we are only operating on a by-appointment basis as opposed to the usual open house venue, we feel that the interested parties particularly like the undivided attention that is provided and that they are in a clean and safe environment,” Gaby said, adding that the approach has “served our efforts exceptionally well.”
 
Despite the Holiday Season traditionally delivering a hiatus for the real-estate industry, 2020 has been different. With the typical spring buying rush largely missed due to restrictions and as mortgage rates slid to record lows this fall, Gaby says homebuyers have remained active in December and the start to the New Year looks equally as bright.
 
“This certainly has been an interesting period, as usually at this time of the year sales in Greater Victoria come to a grinding halt. But that isn’t the case this year. With being over 50% sold-out we are still booking viewing appointments and are being asked to reserve homes for a couple of days so interested parties can speak with their mortgage professional. As such, we are anticipating a strong finish to the year as well as a strong start to the new year.”
 
Belmont Residences East’s layouts feature spacious interiors and modern finishings with market-leading design elements at affordable prices. The building will also include an assortment of modern amenities such as a bicycle repair and wash station, underground parking, indoor/outdoor party lounge with BBQ, electric vehicle charging stations and a pet grooming station. #MyBelmont is a 22-acre community on southern Vancouver Island’s West Shore at Kelly Road and Reunion Avenue.
