A private island off the coast of Greater Victoria’s municipality of North Saanich can be yours for a cool $6 million, and it even comes with several cabins, a lux home, tennis court, and even its own utility pipeline connected to Vancouver Island.
Situated northeast of BC Ferries’ Swartz Bay terminal and tucked beside the larger Knapp Island, is Pym Island, a five-acre beach-adorned isle with several rustic guest cottages that prominently features what would have been a state-of-the-art, luxury home at the time of its construction in the 1970s.
Formerly listed for sale about a decade ago by Salt Spring Island-based realtor Li Read of Sea to Sky Premier Properties, the island and its domiciles were then priced at $5.6 million. Today, the ask is a mere $400,000 higher, and at a time when off-grid living has reached peak curiosity, never mind the fever pitch demand for unique estates on or near southern Vancouver Island.
The assessed value is $3,056,000, which carries a property tax bill of $7,354,41. Also included with the island is its very own water and hydro pipeline spanning 1.5 kilometers from Swartz Head at the end of Dolphin Road, to Pym Island's western shore.

Part of the Southern Gulf Island chain, Pym Island was reportedly developed by a world-roving concert pianist, according to Huff Post, who brought his artistic touch to a home that spans four bedrooms and four baths, includes an indoor swimming pool, and has grand architectural touches one wouldn’t expect on the shores of a small island removed from construction crews, building materials and an easy way to manipulate them with trucks and machinery.
Richmond-based realtor Julie Zhu of Re/Max Crest Realty, who represents the current listing, describes the residence as an “extraordinary custom home …luxuriously finished with an abundance of natural materials including cedar roofing and framing, oak and marble flooring, fireplaces of stone and wood,” including “a grand, entertainment size living room, formal dining [room], [a] library, games room, his [and] hers masters with study and ensuites, a cook's kitchen, breakfast room, [a] self-contained guest wing, indoor pool, atrium feature, marble floors, and soaring ceiling treatments.”
