A condominium pre-sale launching this month in Langford’s ‘lakes district’ is generating interest for its competitive pricing, wide collection of floorplans and central setting, Citified has learned.
 
Six-storey Munroe (see website; view Citified profile), from developer Landvision, is coming to the 2600-block of Sooke Road near Jacklin Road just a stone’s throw from Glen Lake and minutes from the upcoming West Shore post-secondary campus.
 
Located between Langford’s burgeoning commercial core and the relaxed pace of outdoor activity-rich suburbia, Munroe is well within walking distance to full-service shopping, while all-day transit connectivity to downtown Langford and Victoria runs along the Sooke Road thoroughfare.
 
The area’s infrastructure is well developed, and provides motorists easy access to Highway 1 via Sooke Road/Highway 14, and cyclists have a separated conduit to downtown Langford or downtown Victoria along the Galloping Goose Regional Trail paralleling Sooke Road.
 
Comprised of 118 studio through three-bedroom homes priced from $334,900 (65% of suites are priced below $500,000), Munroe’s layout options and value have already drawn a wide range of prospective purchasers ahead of an August 24th Grand Opening event, says Alex Hughes, Sales Manager at Munroe’s 2615 Sooke Road presentation centre.

Speaking to the well developed transportation options at Munroe, a car-lite or car-free lifestyle is an easy choice for future residents, making it a great spot for students or rental tenants weighing the option of car ownership. Hughes also mentions, that Langford is especially top-of-mind for parents planning to purchase a home for their child who may be studying in Greater Victoria, given the 2025 completion of a joint University of Victoria, Camosun College and Royal Roads University campus now underway in downtown Langford, and streamlined transit connections from Munroe to each institution’s main campus.
 
For households with one or more vehicles, Munroe features plenty of parking in a secure underground parkade. All residences, aside from second level studios, include at least one parking stall. Studios without parking have the option of a stall for only $15,000, a price well below parking stall rates in other parts of the region, and additional parking can be purchased for homes with an allocated stall.
 
“Recognizing that transportation needs can change between the time of a pre-sale purchase and completion, or even after occupancy, we’ve made the option of securing a parking stall or adding a second stall affordable, giving buyers flexibility at a very reasonable cost,” Hughes said.
