Tri-Eagle Development Corporation and Cadillac Homes are pursuing approvals for an entry-level townhome and condominium project at 4201 Tyndall Avenue targeting families and first-time buyers.
 
Travis Lee of Tri-Eagle says efficiencies will mitigate financial barriers to entry while keeping building heights low in light of the site’s suburban context.
 
“We are planing on bachelor-sized condo homes in three-story walk-up buildings, and three-bedroom stacked townhomes for families with a separate strata-titled one-bedroom suite on the ground floor,” Lee said, adding that the master plan will include surface parking in lieu of an underground parkade “in order to keep values as reasonable as possible.”
 
The current 60-unit density concept is split into 36-condominiums within a trio of three-storey buildings, while 24-residences will be split between 12 three-bedroom family-sized townhomes above 12 ground floor strata-titled one-bedroom suites. The latter will rise as three buildings also standing three-storeys tall.
 
In addition to housing, the project will feature outdoor resident amenities that include a fire pit, a common barbecue area, and patio space. A play area for children is envisioned, too, as is a single-storey meeting space.
 
Pending approvals, construction could get underway by late 2022 with completion by 2024. However, Lee says it is premature for pricing estimates.
 
Proceeds from the church land sale will go towards an upcoming renovation of Broad View United’s St. Aiden Street parish as the faith organization looks to modernize its place of worship.
 
Tri-Eagle is one of the Capital Region’s most active development firms, with a two-building rental development currently underway along Shelbourne Street at Stockton Crescent, and a recently completed up-market rental project on West Saanich Road at Tri-Eagle Plaza. The company has also partnered on projects that include the Uptown Place condominiums, the 947 Fort Street office complex, and Cedar Hill Cross Road’s Paragon building anchored by VanCity Savings Credit Union.
