A move in-ready lake view condominium development overlooking Langford Lake has established a niche with first-time and younger homebuyers through unique partnerships with the City of Langford and the Canada Mortgage & Housing Corporation (CMHC), Citified has learned.
 
The Henson at Trailside at the Lake (see website; see Citified profile), the second of two Trailside at the Lake buildings from developers Keycorp and Seacliff, is situated at the western terminus of Goldstream Avenue at West Shore Parkway, with a variety of one-bedroom plus-den and two-bedroom floorplans still available, at prices starting from $399,599, parking included.
 
Centrally located, Henson’s proximity to shopping, schools, recreation and employment centres on the West Shore, and its easy access to Highway 1 and transit connections, make the project an ideal first-time homeownership opportunity with sweeping lake and forestland views.

The City of Langford’s Attainable Home Ownership Program (AHOP) is designed to assist with the down payment for a new home.
Keycorp’s and Seacliff’s partnership with the City takes full advantage of the municipality’s innovative affordability effort that provides mortgage assistance for qualified purchasers. Open to residents of Langford, Sooke, Metchosin, Colwood or the Highlands, RCMP members serving on the West Shore, or Canadian Forces members posted to Greater Victoria, AHOP is available for several floorplans, and assists with the down payment portion for a new-build home.
 
“One bedroom and den units priced at up to $425,000, are eligible for Langford’s AHOP down payment assistance, and we encourage prospective purchasers to connect with our sales team to learn about this unique opportunity,” McNaughton says. While we have sold out of two bedroom attainable units we do have market two bedroom units available.
 
Meanwhile, The Henson is freshly eligible for CMHC’s Home Start, a federal homeownership initiative designed to help first-time purchasers through a 30-year amortization period in lieu of the traditional 25-year amortization, which allows for lower mortgage payments every month, and can enable buyers to qualify for a home purchase that may have been out of reach with a 25-year amortization.
 
“We’ve heard from so many would-be purchasers who visit Trailside’s presentation centre, that they believe they are priced out of the homeownership market. We’re working hard to change that notion, and our team has already assisted multiple buyers with a home purchase the buyer did not realize they could afford through the help of Langford’s AHOP and as of this summer, CMHC’s Home Start,” McNaughton said.
 
With two six-story buildings now completed at Trailside (with the first known as The Nixon, 75% sold-out with resident move-ins as of September 2024), residents of Trailside enjoy fantastic views of Langford Lake, and unobstructed vistas towards Sooke Hills Wilderness Regional Park and Goldstream Provincial Park, among the Capital’s most popular hiking, camping and day trip destinations.
