Rezoning plans have been revealed for a purpose-built rental development on the site of a surface parking lot near the nexus of Fort and Yates streets.
Although the design and concept for the lot at 1340 Harrison Street are preliminary, architect Tom Moore of Victoria-based Moore Wilson Architecture says his firm plans to work within the confines of City of Victoria’s guidelines for the Fernwood neighbourhood.
“We can build up to six-storeys, but we don’t know if we’ll go that high,” Moore said, adding that the intent of an upcoming community meeting is to “present development options, introduce ourselves to the community and provide some background on the developer.”
As part of the rezoning application Moore will be seeking a parking variance to reduce the number of on-site parking stalls while taking into account the mayor’s desire to include a variety of transportation options at new developments.
“Mayor Helps is encouraging developers to offer transportation alternatives to residents, and we’ll certainly be looking at ways we can support that,” Moore said.
Units are expected to range between one-bedroom and two-bedroom layouts, with studios a possibility. The final volume of homes and the ratio of smaller suites to larger suites has yet to be determined.
Provided municipal approvals are secured without delay, Moore anticipates an excavation start by the spring of 2017.
Residents can learn more about 1340 Harrison Street at a community meeting scheduled for September 7th between 6PM and 8PM in the Main Hall at 1923 Fernwood Road. C
