Ontario tech firm Plexxis expanding to Langford; 60,000 square foot office now under construction
Software development firm Plexxis is relocating most of its leadership to Langford on Victoria’s West Shore from Brampton, Ontario, and construction is already underway on the company’s new offices, Citified has learned.
The concrete and steel-designed Plexxis Tower, comprised of over 59,500 square feet of office and ground floor retail space across six floors, is rising at 1319 Westhills Drive adjacent to the Westhills YMCA recreational facility.
The company will occupy floors five and six, totalling 25,000 square feet, while the remainder is currently for lease on levels two-through-four.
Ground floor commercial units earmarked for cafe or restaurant operations are available across 5,000 square feet.
Parking will be in the form of an underground parkade with excess capacity available at a parking lot adjacent to the YMCA, totalling 138 stalls. 10 electric vehicle chargers will be provided.

Both the office and retail leasing components are being handled by the Victoria branch of commercial real-estate brokerage CBRE, which has identified mid-2022 as a completion target for Plexxis Tower.
Founded in the late 1990s, Plexxis supplies software tools to the construction industry with services catering to subcontractors. The company reportedly began searching for a West Shore-based headquarters in early 2020. Plexxis will maintain its Brampton operations as a secondary office.
Plexxis Software’s expansion to Langford is one of the largest recent gains for the Capital Region’s tech industry, and could be a catalyst for additional investment into Langford’s office market already experiencing rapid growth.
Significant moves include District 56 in downtown Langford (on Peatt Road at Goldstream Avenue), nearing completion of its five-storey office block component dubbed Terminus. Nearly 50,000 square feet of class-A space is available for lease at Terminus, along with ground floor retail units.
On Leigh Road a duo of office projects, one underway and one planned, will add a further 30,000-plus square feet to the West Shore market. 12,000 square feet are targeted at developer Oakcrest Park Estates’ three-storey building at 2921 Leigh Road slated for completion later this year, with a further 20,000 square feet coming to 1112 Goldstream Avenue at Leigh Road for use as a real-estate brokerage.
Additional office capacity is envisioned at the Belmont Market Shopping Centre on Jacklin Road at Kelly Road, and near Costco where a 100,000 square foot mixed-use undertaking is in its early stages of planning. It is not clear, however, whether the latter concept will proceed to construction in a scope unveiled last year. C
