Langford: Euro-inspired Odessa townhomes launch sales with light gauge steel construction, high energy efficiency

A new development in Langford launches is pre-sale campaign on October 20th with an offering of 26 two, three, and four-bedroom townhomes catered to growing demand for housing on the West Shore, Citified has learned.
Named Odessa (see website | view profile on Citified) for the picturesque city in Ukraine, the new-build community is designed both with European style and sustainability in mind, lending unique Euro flair to the West Shore's townhome market.
Odessa’s first phase, to be unveiled this weekend, is nearing completion with 26 homes on-track for occupancy this fall. The second phase, comprised of 27 townhomes, is anticipated to begin construction later this year.
The project sits at the corner of Orono Avenue and Knotty Pine Road, just off Jacklin Road, with proximity to Langford Lake, Danbrook Park and City Centre Park, and is a short stroll from Langford’s downtown along Goldstream Avenue. Odessa's location is great for commuters to Victoria's central core via BC Transit, and is close to popular recreational offerings like the Jordie Lunn Bike Park, West Shore Skate Park, Goldstream Provincial Park and even ocean beaches.
A short distance from Odessa is the upcoming West Shore Post-Secondary Campus, a multi-institution educational campus for up to 500 students that has played a role in promoting housing starts in and around downtown Langford. The campus is a partnership between Royal Roads University, Camosun College and the University of Victoria, and will reach completion next year at 798 Goldstream Avenue.
“We are fortunate to be building these homes in a neighbourhood that has so much to offer our new residents,” said Nick Wise, Realtor at Alexandrite Real Estate, the brokerage handling Odessa's sales programme. “One of the most appealing aspects of Odessa is that it is located on a quiet street in a residential neighbourhood, yet it’s within walking distance to downtown Langford, an elementary school and lots of the recreational offerings that make this a highly desirable place to live.”
As for finishings and building quality, Wise says Odessa's developer, 829 Development Group, intends for Odessa to establish a new standard in value, design, durability and energy-efficiency, at a pre-completion price point starting at $714,900.
“The developer took time to consider what elements we could include in these homes that would appeal to our buyers from a lifestyle perspective, while making them sustainable and keeping the price point obtainable,” said Wise.
The first phase with 26 homes includes two-bedroom units with a balcony, sized at approximately 1,100 finished square feet plus parking and additional storage, all the way up to four-bedroom homes with a private yard at 1,700 finished square feet (plus a double garage). Each home includes a walk-in shower in the primary ensuite, a deep soaker tub in the main bath, floor-to-ceiling windows, custom-built closets as well as large designer kitchens with soft close cabinets, Blum hardware, and quartz countertops.

The townhomes each provide two private off-street parking spaces and every unit is pre-wired for a level-2 electric car charger.
On the sustainability front, Odessa has a key feature that differentiates it from other projects in the region, Wise notes. The townhomes are built using light gauge steel (LGS), a material choice described as accommodating faster construction times and enhancing structural safety.
LGS is one of the strongest materials available for load bearing capacity, Wise says. It arrives at the jobsite prefabricated and ready for installation, enabling rapid construction, accelerating project timelines and minimizing both labour costs and disruption to the neighbourhood. Wise figures it has already saved several months of construction time.
“This product is a game-changer for reducing construction schedules and labour expense. This helps decrease the end-cost to the home buyer,” he said. “That, along with the fact that it is making these homes safer, make it the perfect option for new-builds.”
LGS buildings are inherently resistant to fire, pests and moisture, ensuring longevity and safety. And LGS construction aligns with sustainability goals by being recyclable and requiring less energy for production compared to traditional building materials like concrete or wood. As a bonus, LGS does not deteriorate like wood, isn’t bulky like structural steel, or heavy like concrete.
In addition to LGS, Odessa has even more built-in energy-saving features that include triple glazed oversized Euro-style windows and fully ducted multi-zone heat pumps. Steel roofing and framing along with spray foam insulation all help support energy efficiency and a safer, more sustainable building.
Once complete, Odessa will bring 53 townhomes to Langford, a community that saw its population surge by just under 32% between 2016 and 2021, reaching 46,584 residents. The growth rate has made Langford the fastest growing municipality in British Columbia. While development within the municipality has been robust to accommodate population growth, it continues to lag the high housing demand from new residents, making projects like Odessa a fantastic option for large-sized urban residences in Langford's core.
