Duo of rental apartments proposed for Metchosin Road

Developers Genco Construction Ltd. and Fairwest Construction Co. have teamed up to redevelop several parcels of land near the nexus of Metchosin and Painter roads near Colwood's Sangster Elementary School.

36 units of rental apartments split between two three-storey woodframe buildings have been proposed for the 3300-block of Metchosin Road.

In a written statement supplied with proposal documents the developers expressed their reasons behind the decision to build rental apartments, which would be the first of their kind in the immediate area and likely to set the future tone along the corridor linking Metchosin with Colwood and Langford.

The statement reads: "In our discussions with property management professionals and other providers of rental accommodation it became apparent that, for a variety of reasons, the biggest demographic looking for this type of housing is seniors and near seniors. They may be empty nesters, they may have lost a spouse, they may not wish to deal with strata councils, they may not wish to have their nest egg tied up in a house or they may no longer wish to deal with the responsibilities of home ownership. For all of these reasons quality rental accommodation is appealing. We know that there are currently people belonging to this demographic in this neighbourhood, who have had to re-locate outside the neighbourhood to find this type of accommodation."

56 surface parking spaces will be situated behind the two apartments with a connection to a row of nine single-family-dwellings proposed for the Painter Road side of the property. In order to avoid parking issues in the area, the homes will be restricted from having secondary suites and each driveway will accommodate two vehicles. The developers also plan to add eleven on-street parking stalls between the project's frontages on Metchosin Road and Painter Road.

The development is currently before Colwood's planning department. If approvals are received, construction would begin next year. C
