Cox Developments Ltd. has embarked an an ambitious plan that could see the company build upwards of four downtown Victoria residential towers totalling 380 units by the end of the decade.
Currently seeking approvals from the City of Victoria is a two tower, 17- and 15-storey, 205 unit condo development with ground floor commercial space at 989 Johnson Street (on the former McCall Bros. Funeral Home parking lot). Units will range between approximately 500 square feet and 1,800 square feet with 9,000 square feet of commercial space fronting onto Johnson and Vancouver streets.
Cox Developments purchased the McCall Bros. properties on both sides of Johnson Street in 2014. While towers are slated for the parking lot, the Di Castri-designed funeral chapel on the north side of Johnson Street will be transformed into a commercial building (the exterior of the chapel will be preserved). Construction is expected to start next year.
One block to the northeast construction is imminent for Cox Development’s first project in Victoria. 1075 Pandora, a 13-storey tower consisting of 138 one and two bedroom rental units and ground floor commercial space, will launch this summer. The second phase, 1088 Johnson, a 10-storey, 37 unit condo (although rental usage has not been discounted) with ground floor commercial space, has an unspecified launch date according to developer Dan Cox. However, the foundation and underground parking for both towers will be built concurrently.
At-present 511 condo units are planned in downtown Victoria, including units by Cox Developments, while 199 are under construction. C
