Amenity-rich Bella Park condominiums launch as newest pre-sales phase at Colwood's Royal Bay

Royal Bay’s newest condominium pre-sale will launch this spring with 82 west coast contemporary homes in one and two-bedroom configurations, according to developer PCRE Group and Rennie Real-Estate, the project’s marketing and sales team.
 
Hot on the heels of Royal Bay’s successful inaugural condominium project from PCRE Group, known as Eliza with a nearly sold-out 117-suite collection of residences, the company has unveiled Bella Park – the first of four buildings at a master-planned community known as Park at Royal Bay (see website) – that will be centred on a first-of-its-kind amenity clubhouse for residents and spacious parkland.
 
Four-storey Bella Park will offer views of Victoria's forested West Shore and picturesque Royal Bay as it continues to welcome more homes and destination-level retail services.
 
“Since the start of construction a decade ago, seaside Royal Bay has evolved into one of the most desirable communities on Vancouver Island. And in Greater Victoria, it represents an amenity-rich neighbourhood to call home within easy reach of the city, schools and shopping,” said Neil Blainey, Rennie’s marketing manager for Victoria, adding that “with Park at Royal Bay’s resident-only clubhouse, homeowners will also have access to a beautiful private club focused on wellness, socializing, work spaces and entertainment.”
 
The clubhouse, Blainey says, will be built around fitness facilities that include a full gym, a bocce court, a playground for children, and space for yoga. To complement health and wellness, the amenity building includes a sauna, a cold plunge and a hot tub. A co-working lounge will be available to residents, as will a BBQ area with kitchen and dining spaces, while billiards and a large-screen television will make the clubhouse a natural choice for casual get-togethers and mingling with friends and neighbours. The amenity building is in addition to a fully landscaped, approximately one-acre pet-friendly, private-to-residents green space for accessible outdoor enjoyment, along with community garden plots.

Residences will span from junior one-bedroom layouts at just under 500 square feet, to two-bedroom plus-den homes sized at over 1,200 square feet, with one-bedroom, one-bedroom plus den, junior two-bedroom and two-bedroom options available. One residence will be available as a guest suite, bookable by the night.
 
As to Bella Park’s interior finishings, Rennie is readying to unveil additional details in May once the presentation centre opens to the public. What homebuyers can expect, however, is a continuation of PCRE Group’s market position as a builder of up-market, quality developments that appeal to buyers in search of West Coast architectural charm accompanying leading interiors PCRE’s designers curate from the latest in materials, technology and sophisticated design. Although walkability is at the forefront of Royal Bay and transit services to the area continue to grow, parking is no afterthought, and will be available to residents in the form of an underground parkade, where each home is allocated at least one stall along with availability of ample visitor stalls.
 
Site preparation and excavation at Bella Park’s site, on Latoria Road opposite Ryder Hesjedal Way, is scheduled to begin this fall, with a construction start targeted for early 2025. Completion is expected in 2027.
 
Royal Bay, meanwhile, is quickly becoming a hub of commercial activity with the recent opening of Royal Bay Commons, a retail node anchored by a Quality Foods grocery store that includes a brew-pub bar, a Cascadia Liquor Store, and ScotiaBank, as multiple food service operators make grab-and-go meals easy.
 
In 2025, Colwood-based Royal Bay will welcome a 164,000 square foot Royal BC Museum Collections and Research Building. The $270 million Provincial investment will be a significant landmark for the municipality, representing a state-of-the-art research and archives facility. Near the RBCM complex, the Vancouver Island Health Authority is set to build a senior care and housing centre scheduled for completion in 2027. The two projects are in addition to the hive of building activity at Royal Bay, which includes a secondary school, single-family homes, townhomes and rental apartments. Future construction will include an elementary school, and more housing in a mix of forms as both rental or homeownership opportunities.

To foster more walkable and transit-oriented transportation options, multiple infrastructure investments are on the radar by Colwood and BC Transit. Higher frequency transit is in planning, as is a transit exchange at Royal Bay connecting the area to various destinations in the Capital Region. Plans are also being mulled for potential water-based connections between the Royal Bay waterfront, known as Beachlands, and downtown Victoria, in similar fashion to Vancouver’s SeaBus.
