20,000 square foot office complex planned for Goldstream Avenue at Leigh Road in Langford
A 20,000 square foot office complex with a ground floor retail component is coming to the corner of Leigh Road and Goldstream Avenue in Langford.
The two-storey building at 1112 Goldstream Avenue will feature modern spaces for professional services and what is likely to be a café-style tenant at the building’s southeast corner overlooking the intersection.
“There is a growing number of local businesses wanting to capitalize on the trend of situating offices where their employees reside,” says Ross Marshall of CBRE Victoria, the brokerage handling the project's leasing. “And with so many West Shore residents working remotely from home during COVID-19, who would otherwise be based out of a downtown office environment, their time and cost savings are having a profound impact on their employment preferences and we believe this will factor into long-term decision making.”
West Shore-based developer Keycorp Developments intends to begin demolition of the single storey building currently on the property as early as this June, followed by land remediation necessitated by the site’s former use as a gas station.
Pending leasing arrangements with prospective tenants, construction could begin as early as this fall with completion by late 2021.
Keycorp Development's plans are the latest among several offices to get underway on the West Shore, and specifically in Langford, as the municipality begins to focus its efforts on supplying employment opportunities for a rapidly growing residential base.
At the Westhills community north of the Leigh Road corridor, the provincial government has leased a flex office work space currently undergoing tenant improvements as part of the Lakepoint One commercial area. Workers are expected to occupy the unit later this year.
And in Langford’s downtown core DB Services is currently overseeing the construction of Terminus, a nearly 50,000 square foot off building that will rise five-storeys on Peatt Road at Hockley Avenue just west of Goldstream Avenue.
“I think we’ll see more of a shift towards Langford-based office projects in the coming years,” Marshall says. “Businesses want to capitalize on the positives of employment where their employees reside, and with so many of downtown Victoria’s workers living on the West Shore, more office spaces in Langford represent a natural growth opportunity for the municipality.”
